“I can sell it myself.”

Some people do. What they usually discover is that the work isn't listing the house — it's pricing it correctly, reading offers that aren't just about price, handling inspection requests without losing the deal, and keeping a settlement on schedule. Buyers' agents also negotiate differently with someone who does this once versus someone who does it every week.

“I don't need to change anything.”

You might not. But you've been living in the house, which means you stopped seeing it years ago — the crowded corner, the paint you meant to redo, the room that reads as storage instead of a bedroom. I'll walk through with you and tell you what a buyer will notice. Some of it costs nothing.

“Staging is a waste of money.”

Staging isn't decorating. It's making rooms read clearly in photographs and feel larger in person, and it's often about removing rather than adding. My interior design training is what I use here — and it's the least expensive thing on this list relative to what it changes about how a buyer sees your home.

“My house is worth more than that.”

It might be. What a house is worth is what a buyer will pay, and the only evidence for that is what comparable homes actually closed at — not listed at. I'll show you the numbers and you can decide. A house priced above the market sits, and a house that sits gets offers below where it should have started. Overpricing costs sellers more often than underpricing does.

    Before anything is listed or photographed, I come through the house with you, room by room. I'll tell you what a buyer notices that you've stopped seeing — the furniture that makes a room read smaller than it is, the paint color that photographs badly, the room that's become storage and needs to read as a bedroom. Most of what I suggest costs nothing: move it, remove it, open it up. Some of it is worth spending on, and I'll tell you which is which rather than handing you a list and leaving.

    As a certified Pricing Strategy Advisor, I run a deep market analysis that goes beyond automated estimates. I look at what similar homes actually closed at, how long they sat, and what conditions drove their final price — then I show you the data and we set a number that attracts serious buyers from day one.

    Every house I list gets professional photography and video — not phone photos, not a quick walkthrough. Drone footage when the property or setting gives it something worth showing: acreage, water, a location that reads better from the air. These moments come up in almost every sale. Knowing they are coming makes them easier to get through.

The inspection report

Sellers brace for closing costs and then the inspection comes back with a list they weren't expecting — repairs that cost money on top of everything else. Every house has issues. The question is which ones are reasonable to address, which ones to credit instead, and which ones don't move. I'll tell you which is which and handle the conversation with the buyer's agent.

If we need to talk about price

It doesn't come up often, because pricing it right the first time is the job. But if a house has been out for a few weeks with showings and no offers, the market is telling us something. A correction made in week three costs less than one made in week nine, and I'd rather have the uncomfortable conversation early than watch a listing go stale.
